3,800 new homes are planned for southside suburb
Plans have been revealed for about 3,800 homes as well as shopping and office space at a new development in south Dublin.
The US investment firm Hines yesterday launched its Cherrywood plan, which will effectively create a new suburb in the capital. Green space including three large parks will be included in the project.
Hines bought the Cherrywood site, which is close to the N11 dual-carriageway, for €272m last year.
It made it clear from early on that it planned to develop the property itself.
The development involves the building of a new town centre, with schools, leisure facilities and about 3,800 new houses and apartments, as well as 170,000 square metres of office space.
Hines wants to construct an elevated, fully pedestrianised town centre plaza at the level of the existing Luas line running through the lands. This will be modelled in part on New York’s High Line district. Parking and road access will then run under the town centre.
Hines’ boss in Ireland Brian Moran said his company was “poised” to start construction within a short time frame, with access roads to be built from this autumn.
“[Cherrywood] will be a landmark development integrating new homes, retail, work and leisure facilities within an urban design framework never previously seen in Dublin or in Ireland.
“The work and living spaces will be complemented by an integrated parks and amenity strategy that will see the early development of three parks equivalent in size to Marlay Park, St Stephen’s Green and Merrion Square respectively.”
The overall project is anticipating a new residential population of about 20,000 people living in Cherrywood (including other adjacent lands) at full completion.

Meanwhile, the business park expansion will see the current workforce of 3,500 swell to well in excess of 15,000.
“We want to deliver the housing and amenity elements of the plan up front and we are working in collaboration with Dún Laoghaire-Rathdown County Council to get to that point.
“We are very hopeful that before the end of this year, we can start constructing the roads infrastructure and the three major new parks planned for Cherrywood.”
