1.8 Acre Residential Development Opportunity in Dundrum
CBRE on Monday offered a residential development opportunity at Annefield House, Taney Road, Dundrum, Dublin 14 to the open market by way of Private Treaty. The site, extending to approximately 0.72 hectares (1.8 acres), located in Dundrum provides an opportunity to develop an intimate housing scheme in close proximity to local facilities and amenities.
The lands, located in the affluent south Dublin suburb of Dundrum, provide access onto Taney Road, Sydenham Road and Kilmacud Road Upper. The site is located in close proximity to employment/retail hubs and amenities including Dundrum Town Centre, the M50 and the LUAS.
The site, which incorporates two existing dwellings – St Annes and a protected structure known as ‘Annefield House’ – a three bay two-storey over basement double fronted house, provides an opportunity to construct an additional 12 residential units, subject to planning permission, extending from approximately 100 sq m to 150 sq m while restoring both Annefield House and St Annes.
CBRE Senior Surveyor Peter Garrigan said “Dundrum has continued to achieve strong and attractive residential prices over the past 24 months due to its proximity to Dublin city centre, provision of social and recreational amenities and availability of infrastructure links including the M50 and the LUAS. With the capacity to deliver a variety of unit types, including mews dwelling and large detached properties, we believe a residential development site of this size affords a developer the opportunity to provide a product that will meet the needs of variety of end users.”
The lands fall under the Dun Laoghaire Rathdown County Development Plan 2016-2022 and are zoned Objective A – ‘To protect and or improve residential amenity’.
CBRE are quoting a guide price of €4 million plus for the entire site.
