The Cromcastle development in Dublin is set to revitalize a 1.7-acre site at the intersection of Oscar Traynor Road and Kilmore Road, owned by Dublin City Council. The project aims to address the urgent need for social and affordable housing by offering a mix of 13 social and 133 cost rental homes, along with community spaces. Construction is scheduled to begin in the fourth quarter of the current year, with the Land Development Agency (LDA) initiating the procurement process for a contractor. The development was approved under the innovative S179A temporary exemption, allowing expedited construction of essential social and affordable housing on State-owned lands.
Cromcastle’s design goes beyond mere housing, featuring apartments, public open spaces, and communal amenities. The strategic location in Dublin 5 ensures easy access to amenities and transportation, enriching the overall living experience. The project is a collaboration between the LDA and Dublin City Council, emphasizing their commitment to meeting the city’s housing demands. Other collaborative efforts include projects in St Teresa’s Gardens, Cherry Orchard Point, and Bluebell, reflecting a comprehensive approach to housing needs in different areas.
Dave Dinnigan, Director of Housing Delivery at Dublin City Council, expressed satisfaction with securing planning permission for Cromcastle. He highlighted the significance of cost rental housing, a key aspect of the development, aiming to cater to renters ineligible for social housing yet unable to afford market rates. Rent for these homes will be set at a minimum of 25% below market rates, addressing a critical gap in the housing market. The Cromcastle development represents an innovative solution to the housing crisis, signalling a positive stride towards a more inclusive and sustainable future for Dublin.
