The Irish Financial Services Centre is set to get its first major facelift in well over a decade, as Cosgrave Property Group and IPUT plc have launched a new premium Grade A office building in the heart of Dublin’s central business district.

‘The Exchange’ will provide 105,000 sq ft of office space over six floors upon completion in October 2017. Once available for letting, The Exchange will be the first Grade A office building constructed within the original phase of the IFSC since 2003.

The building will be able to accommodate 1,200 people when complete, with up to 100 people employed on site during the peak phase of construction.

John Sisk & Sons are acting as the main contractor, while Savills and JLL will be seeking the tenants. KMD Architects hasdesigned the building, which will have a projected glass and granite façade, full floor-to-floor ceiling glazing and a full height central atrium providing natural light to all six floors.

The building will be centrally located on the docklands Luas line, adjacent to the Citi Group building and 50m from the CHQ building.

Peter Cosgrave of Cosgrave Property Group commented: “On its completion in October 2017, The Exchange will be one of the finest office buildings that Dublin has to offer, with a level of specification, finish and flexibility that will meet and exceed the exacting needs of global and domestic occupiers.”
