A low-profile property firm has become the latest player to seek planning permission to build family homes in Dublin, in another sign that the shortage of houses in Dublin is beginning to be addressed.

Argentum Property Holding Three Limited has applied for planning permission to build 101 houses on Griffith Avenue on Dublin’s northside. If it goes ahead, the development will see the construction of 12 five-bedroom houses, 12 four-bedroom houses, 55 three-bed units and 22 two-bed apartments.

Argentum want to build the homes on a three-hectare site between the Charlemont development and Scoil Mhuire.

The application calls for associated construction including surface car parking; public open spaces; landscaping, boundary treatment; new internal roads, cycle paths and footpaths.

The plans also include a 6,125 sq m open space and a 1.8m-high boundary fence.

The development is likely to face opposition from locals due to the construction work and additional traffic that would come with the new houses.

The Argentum application is the latest in a string of planned developments in mature parts of Dublin as firms seek to take advantage of a shortage of family homes in Dublin which have pushed up prices across the city.

MKN Properties is seeking to build 79 homes on Sybil Hill Road in Raheny, while the Vincentians have sold a parcel of land adjacent to St Paul’s College next door to home builder New Generation Homes for more than €25m.

The former financial director at Sean Dunne’s Mountbrook Homes, Aodan Bourke, has teamed up with US private equity giant Centerbridge Partners to build over 400 homes in Dublin.
